Dorking is a market town about 20 miles south of London, set in the Surrey Hills. Its appeal for movers is plain enough: a proper high street, three stations and some of the best walking in the south east on the edge of town. What follows is a practical outline, with the source and period beside each figure, because the numbers vary depending on who is counting.

The town

Dorking has a working high street with a Waitrose and a Sainsbury's at 32 to 38 High Street. West Street is known locally as Antique Row. Under the town centre runs the network of the South Street Caves, and Pippbrook House, a Grade II* listed building designed by George Gilbert Scott, is part of the local landscape. Estate agent Jackson-Stops also describes a Food Float selling produce from more than 35 suppliers on the High Street on Fridays and Saturdays, so check the current arrangements with the organiser before planning a shop around it.

The calendar is distinctive. The Leith Hill Musical Festival runs over three days with choirs from the surrounding area, and the Ride 100 cycling event passes through the town each year, according to Cubitt & West.

For something indoors, Dorking Museum & Heritage Centre is at 62 West Street. Entry is free, and it opens Thursday 1pm to 4pm, and Friday and Saturday 10am to 4pm. Its website also covers the history of the High Street, including the famous Dorking chickens. You can read more on the museum's visiting page.

The Hills on the doorstep

Dorking sits within the Surrey Hills National Landscape, formerly the Area of Outstanding Natural Beauty, which takes in Box Hill and Leith Hill. Leith Hill is the highest point in south-east England.

Box Hill

The National Trust says the countryside at Box Hill is open from dawn to dusk. The sat-nav address is Zig Zag Road, Tadworth KT20 7LB. A few practical points from the Trust: there is no phone signal, so download the app first, and overnight parking, camping, fires and barbecues are not allowed. Members park free by scanning their card. Parking charges are listed at £2 for up to an hour, £4 for up to two hours, £6 for up to four hours and £9 for the day, though it is worth checking the National Trust page before you go.

The Juniper Top circular walk starts at the visitor centre at the top, with views to the South Downs. Box Hill & Westhumble station is 1.5 miles from central Dorking, and the hill is a well-known cycling spot.

Denbies Hillside

This chalk escarpment is on Ranmore Common Road, near Dorking RH5 6SR, with views towards Leith Hill. It is known for Adonis blue and chalkhill blue butterflies. On foot, a footpath starts near Dorking West station, which makes it a realistic walk from town. Details are on the National Trust's Denbies Hillside page.

Trains and getting about

Dorking has three stations: Dorking West and Dorking Deepdene, each 0.5 miles from the town, and Dorking (Main) at 0.6 miles, according to Zoopla. Betchworth is 3 miles away. Cubitt & West describes trains to London Victoria and Waterloo taking under an hour, leaving every 30 minutes.

Trainline gives the fastest Dorking (Main) to Waterloo journey as 52 minutes. For driving, the A24 runs north to the M25 at junction 9, at Leatherhead. Season ticket prices and peak frequencies are best checked with National Rail and the operators for your own commute.

Schools

The two state secondaries are The Ashcombe School on Ashcombe Road (RH4 1LY) and The Priory CofE School (RH4 3DG). Both are non-selective academies.

The Ashcombe School takes pupils aged 11 to 18, with a roll of roughly 1,400 to 1,500. It is part of the South East Surrey Schools Education Trust. Its last Ofsted grade listed by the Schools Guide was Good, from a January 2015 inspection.

The Priory CofE School has a roll of about 650 and sits in the Enlighten Learning Trust. Its latest listed Ofsted grade was 2, from April 2019.

Both inspections are some years old, so look up the current reports on the Ofsted site and the Department for Education's comparison service, and check catchment rules and primary options with the county council. Independent schools named locally by Fine & Country are Belmont School, Box Hill School and Hurtwood House, which is known for drama, film, media, dance and music.

What homes cost

Sources differ because each measures a different area and period, so treat these as a range rather than a single answer.

Rightmove, over the last year: average £514,909. Terraced £463,611, flats £295,249, semi-detached £645,181.

Zoopla, last 12 months: average £644,312. Detached £940,787, semi-detached £607,915, terraced £448,752, flats £287,081.

The gap is large, and it reflects how much of each dataset is flats, which make up the majority of sales in the RH4 postcode on Rightmove, at an average of £293,664. Examples from recent sales include £995,000 for a detached house on Roman Road in July 2026 and £570,000 on Ashcombe Road in May 2026. Foxtons says prices have risen three years in a row. See the Rightmove Dorking page for the latest sold prices.

Council tax

Dorking falls under Mole Valley District Council. Third-party sites put the 2026/27 Band D figure at about £2,520 for non-parished areas, but the council lists different figures by parish, so check the exact charge on the Mole Valley council tax page for any address you are considering. Surrey County Council takes the largest share of the bill, about 75%, with police around 14% and the district about 9%, according to Surrey Live.

Who Dorking suits

It suits buyers who want walking and cycling close by, a station within a short walk and a town centre with independent character. Flat buyers can start under £300,000 on the headline figures, while families looking for detached houses should expect to be well above £900,000 on Zoopla's average. Decide which of the three stations is closest to the streets you like, walk the school routes, and check the current Ofsted reports before you commit.
